Compare three properties

Choosing between three places? Get three full Noise Insight Reports plus an honest side-by-side ranking — one that tells you when two properties are genuinely too close to call, rather than forcing an order where there isn't one. £99 total — £198 less than buying three Insight reports separately.

Three addresses, three noise fields

Each modelled with the same engine, from the same national datasets

Less than 3 dB apart? Too close to call

Grouped together, rather than a winner the model cannot support

3 dB or more? A real difference

Most people would notice one as quieter than the other

One honest answer

Even when that answer is: on noise alone, decide on other grounds

What you get

Three full reports. Then the comparison.

Not three numbers in a table. Each property gets its own Noise Insight Report, worth £99 on its own, and the shortlist sets them side by side.

  • Three Noise Insight Reports — one per property
  • Side-by-side ranking, with properties too close to call grouped honestly rather than force-ranked
  • How much headroom each property has to the next, quieter band
  • A plain-English headline verdict
Why it is honest

58.2 against 58.6 is not a ranking.

A model that reports 58.2 dB here and 58.6 dB there invites you to pick the first. That would be wrong: a gap that small is inside the limits we state for our own calculation. So the Shortlist never ranks properties less than 3 dB apart. It groups them, and tells you why.

Questions people ask before comparing

What do I get for £99?

Three full Noise Insight Reports, one per property, plus a side-by-side comparison: a ranking with properties that are too close to call grouped together, how much headroom each property has to the next, quieter band, and a plain-English headline verdict. Bought separately, three Insight reports would cost £198 more.

Why won't it always name a winner?

Because every figure is a calculated estimate from modelled national data, not a measurement. Where two properties are less than 3 dB apart, the difference is smaller than the model can honestly separate, so we group them as too close to call rather than invent an order. Where one is 3 dB or more quieter, we say so, and by how much.

What if all three come out the same?

Then the comparison tells you exactly that: on noise alone there is nothing to choose between them, so decide on other grounds. That is a useful answer too, and it is the one a naive league table would hide.

Can I see anything before I pay?

Yes. Once all three addresses are assessed, your shortlist page shows each property's own noise risk band free. The side-by-side ranking and a full Noise Insight Report for each property unlock with payment.

Do I need all three addresses now?

Yes. A shortlist compares exactly three properties, and all three are assessed together before the comparison is built. If one address cannot be assessed we tell you which one and keep the other two filled in, so you only fix the one.

Is this a measured survey?

No. AcoustaPLOT reports are desktop assessments based on modelled national data, a prediction rather than a measurement, and not a substitute for a site-measured acoustic survey where one is legally or professionally required.
