A clearer basis for the price conversation, not a script for winning it.
A one-page, offer-ready document you can hand to your agent or solicitor — built from your property’s own noise assessment. It gives you something concrete to discuss; it doesn’t promise what the other side will agree to.
Two independent bases, on one page
Most buyers who notice noise say something vague — and vague arguments move nothing. The Negotiation Pack gives you two evidenced bases that stand on their own: what published hedonic-pricing research associates with your property’s modelled noise level, and the concrete, itemised cost to mitigate it. One is context; the other is a hard figure you can point to in an offer.
1 · Research-based price context
Published research commonly associates road-noise levels above a quiet baseline with measurably lower transaction prices. Your pack states the association for your modelled level — and what that implies on your asking price, as a range.
Research context only — never presented as a valuation.
2 · The cost to put it right
Independently of any price argument: the modelled, indicative UK installed cost of the mitigation your property actually needs. A concrete number, with what it buys — useful whether or not the price research above applies to your situation.
Indicative installed ranges for guidance, not quotations.
How this differs from the Complete report
The £499 Complete report already includes this same price-context and mitigation-cost content, as two of several sections inside a much longer report. The Negotiation Pack is that content alone, as a short, standalone page — so it’s available as a £99 add-on to any tier, including the £34.99 check, for anyone who wants this one focused page to hand to an agent or solicitor without buying the full report around it. If you’ve already bought Complete, the Pack is simply the same figures lifted onto their own shareable page, nothing new calculated.
Honest by design
The pack is deliberately not a valuation, and says so on the page. If your property’s noise level is low enough that research does not support a price argument, the pack tells you that too — you still get the mitigation figure, and you avoid making a claim that would fall apart under an agent’s scrutiny. Where a figure needs to stand up formally — planning, or a dispute — the route is a measured survey, and the pack points you there. If your property is the subject of divorce or separation financial proceedings, this pack is not prepared as expert evidence and its use there needs your solicitor’s advice before it goes anywhere near the court — see our terms of use.
