How to read a Defra noise map — and what it means for your property

What the Defra noise maps are

Every five years, Defra publishes strategic noise maps for England under the EU Environmental Noise Directive. They model noise from major roads (broadly those carrying over three million vehicles a year), major railways and large agglomerations, and present it as coloured contour bands across a map.

They are modelled, not measured: the noise level in each band is calculated from traffic data, speed and terrain, not recorded with a microphone at each house. That makes them excellent for identifying risk zones, but they are a screening tool rather than a survey.

Reading the colours and the numbers

The maps use bands, typically in five-decibel steps. A property shown in a 60–65 dB band is estimated to experience noise somewhere in that range — not a single precise figure. The maps are published separately for daytime and night-time exposure, and for road and railway noise.

Two metrics matter. Lden is an annual average day-evening-night level, weighted to reflect that noise is more disturbing in the evening and at night. Lnight is the average level over the 23:00–07:00 period, and it is the metric most closely linked to sleep disturbance and health effects.

Where the maps stop being useful

Coverage is the biggest limitation. Quieter roads, most B roads and many minor railway lines simply are not mapped, so a blank area does not necessarily mean silence — it may mean the road falls below the mapping threshold.

The maps also cannot capture your specific situation: the exact set-back of your house, an intervening building, a garden wall, a cutting or an embankment. Two homes in the same colour band can experience noticeably different real-world noise.

A quick step-by-step for finding your property

To check a Defra map for your own home, start from the official strategic noise mapping viewer for England, published on the Defra data portal. Zoom to your postcode, then switch between the road-noise and railway-noise layers, and between the Lden (day-evening-night) and Lnight (night) views. The map shades your area in a colour band; note which band your building footprint sits in for each source and each metric.

Because the bands are five decibels wide, your property might sit near the edge of one — worth remembering when you interpret the result. If you are close to a boundary between two bands, treat your true level as potentially either side of the line rather than fixed at the band you happen to fall in.

What the maps deliberately leave out

The maps model the strategic picture, not your specific building. They generally assume free-field conditions and do not account for the exact orientation of your rooms, the screening from your own house, a garden wall, or a neighbouring building that happens to sit between you and the road. They also use a snapshot of traffic from the mapping year, so a road that has grown busier since will read low.

None of this makes the maps unreliable — for identifying whether you are in a high, medium or low exposure zone they are excellent. It simply means the map is the start of the analysis, not the end of it.

Turning a map band into a decision

For most people the useful question is not the precise decibel figure but what to do about it. If the map puts you in a high band, the sensible next steps are to understand your night-time exposure, check whether mitigation such as an acoustic barrier or better glazing would help, and factor that into a purchase or improvement decision. If you are in a low band, you can usually set the concern aside.

Road maps and railway maps are separate

Defra publishes road noise and railway noise as distinct map layers, and it is important to look at both if a property sits near each. The two sources have different characters — the steady presence of road traffic versus the intermittent pass-by of a train — and they are modelled separately, so a home can sit in a quiet band for one and a louder band for the other. Where both are present, remember that the two combine: the total is dominated by whichever is louder, with the quieter source adding relatively little.

The maps are also split by time period, with separate day-evening-night (Lden) and night (Lnight) views for each source. For sleep, always check the night-time railway and road layers specifically, because a line with significant freight or early-morning services can produce a night picture quite different from its daytime one.

Why the maps are refreshed every five years

Strategic noise mapping runs on a five-year cycle under the Environmental Noise Directive, with the most recent round in England completed in 2022. That cadence exists because traffic patterns, road schemes and rail services change over time, and a map that is several years old can understate a route that has grown busier. When you read a map, it is worth knowing which round it belongs to and treating a very recent local change — a new junction, a big new development generating traffic — as something the map may not yet reflect.

The strategic maps are not just a public curiosity — they are a planning and policy tool. Understanding that your home sits within, or close to, one of these higher-exposure zones is useful context if you ever engage with a local authority about noise.

For a buyer, the same information is a due-diligence signal. A property in a high mapped band is not disqualified, but it tells you to look more closely at night-time levels, mitigation and the specific geometry of the site before committing.

Reading noise alongside other environmental maps

Noise is one of several environmental factors buyers increasingly check, alongside flood risk, air quality and radon. It is worth reading them together, because they sometimes correlate — a property beside a busy road may face both noise and air-quality considerations — and because your overall comfort depends on the combination rather than any single map. Treating noise with the same seriousness as flood risk, using a clear risk band rather than a vague impression, brings it into the same rational framework you would apply to those other factors.

The flood-risk analogy is deliberate: like a flood map, a noise map reliably places you in a risk category from the best national data, while remaining a model rather than a measurement of your specific building.

From a coloured band to a concrete plan

Ultimately a map band is only useful if it leads somewhere. If you are in a low band, you can reasonably set the concern aside. If you are in a moderate band, it is worth understanding your night-time exposure and whether simple measures — better glazing, ventilation — would help. If you are in a high band, a fuller look at mitigation, including whether an acoustic barrier would meaningfully protect the garden, is warranted before a purchase or a major improvement.

A note on interpreting near a band edge

One subtlety worth understanding is what to do when your property sits close to the boundary between two colour bands. Because each band spans five decibels, a home near an edge could realistically be either side of the line, and treating the mapped band as a precise value would overstate the certainty.
